Humberto is quite simply a lifesaver. He heard my situation, leaving an apartment with mold, and moved his schedule around so I could get testing on an apartment I was eager to sign a lease for. I'm so glad he did, because the next day he got the lab results and called me to let me know it had unexpectedly high mold levels. He saved me from 12 months of misery.Not to mention that, but he also taught me about things to look for when I'm apartment shopping. This was from common places for mold to signs for termites. These are invaluable lessons for life going forward. I'm going to use Humberto for all my mold testing going forward and encourage all my friends to do the same. Could not recommend enough.

I needed help understanding some issues about how my roof was constructed, and Humberto was beyond helpful. He assessed my roof and was able to answer my questions and even more, he offered some great advice about the options I have so that the problem can be fixed without causing further issues. He spoke to me plainly, directly and candidly, which is exactly what I was looking for.

What can I say? Someone at the Broward County Health Dept recommended this company & we're glad they need.It was to inspect a condo with unexpected mold and mildew what mostly high CO2 levels, whose source is unexplained.Humberto Lastre didn't say he knew everything and you didn't try to sell anything. He just did his job. He inspected. He reported. He spoke to us as if he were a brother. He wasn't an alarmist even though the CO2 levels, when the AC is on, reach 3800.He made recommendations and referrals. Through his referral we contacted Air Quest - it's so rare to find a man with integrity anymore that we were blown away by his candor & professionalism.THIS is who you need for carbon monoxide or CO2 or Mold, Humidity, and to write a proper report, without missing any details.Thank you Humberto.

This was the first time I used Florida Inspections Unlimited, and I was very impressed by their service. The company was recommended by my brother, who uses them frequently. Michael, the inspector, arrived on time and was available to review my concerns prior to the inspection. The report he provided was thorough (the most complete I have received), accompanied by photos of all conditions found. Furthermore, Michael became available to speak with me post-inspection regarding any questions I might have. Truly a professional and seamless experience. I highly recommend them.

We needed an appraisal for the condominium and contacted Florida Inspections Unlimited. We explained what was required, set a date and soon afterwards Angel visited us. My fiancé and I came to know about Florida Inspections Unlimited while in the process of searching for a home. The overall home buying process can be very scary, especially if this is your first home, like it was ours. We knew we wanted to find our own inspection company separate from what was recommended from our real estate agent. Florida Inspections Unlimited was recommended to us by a family member as "being the best" and boy were they right! Our first call to them was answered by Kiko who walked us thru the entire process. He was able to schedule our inspection with just a day's notice. The onsite inspector, Evans was extremely thorough - all things you want in an inspector. Shortly after the inspection was completed we received our report. The details that were provided were very clear and gave us a real understanding of what was inspected and recommended. I wouldn't use any other company for inspections.

Truly terrific experience.I cannot emphasize enough the outstanding professionalism and quality of my inspection. I needed a new wind mitigation study because I replaced my condo's original windows with hurricane grade windows. Balcony slider was replaced years ago.I found Florida Inspections online and scheduled at a convenient time 2 days later. I received email confirmation and then a phone call later that day to confirm.My inspector was EARLY, proceeding with rapid competence, and the wind mitigation report was available for me that afternoon.It was clear to me that they knew what they were doing, asked a fair price, and got the job done with minimal fuss.Furthermore, upon submitting the new wind mitigation study, it was clear that the previous inspector I used 2 years ago didn't know what he was doing. My new inspection demonstrated the slider was replaced and the roof was properly listed. Of course my new windows were listed. And... my windstorm insurance dropped from $3800 per year to $600!!!I wish I had used them the first time! I recommend Florida Inspections without reservation.

Maria was very professional and answered all my questions. The inspector was there at the promised time and did his inspection quickly and answered my questions. The report I received after the inspection was done included photos and a summary of what needed to be done. It was easy to read and understand. I would highly recommend this company.

Carlos wasn't only on time, he arrived a few minutes early to the property. Amazing. During the entire inspection he was thorough, polite, and informative. I received my report in less than 48 hours and it was incredibly detailed and extremely helpful when it came time to negotiate with the seller. 100% recommend. If I ever need another inspection done, I know exactly who to reach out to.
