Building Type II And III Mitigation Inspection

This Mitigation Inspection Form must be completed to capture mitigation features applicable to a Type II (4 to 6 story) or Type III (7 or more story) building. This Inspection Form is required for either residential condominium unit owners or commercial residential applicants requesting mitigation credits in such buildings.

Wind Mitigation Inspection

Is used for discounts for hurricane protection: attic access needed.

We check your roof, all exterior openings are protected by Miami-Dade/Broward County approved products like impact windows/doors, shutters, or panels. We check for permits and labels of all products. Digital report with pictures that is good for up to 5 years.

 

Commercial Electircal Inspection

  • For buildings constructed 1975 or earlier, a completed Commercial Electrical Inspection form to verify the electrical system is updated or in good working condition

Infrared Thermography Building Inspection:

  • Measure the temperatures and temperature differences or variations of
    the visible, safely and readily accessible areas of the building or homes by means of a
    non-invasive thermal digital imaging camera
  • To report these temperature differences and to identify areas with
    deficiencies in the inspected systems and components which existed at
    the time of the inspection and which are evident to the inspector through
    thermal imaging observation.
  • Systems and components to be inspected include, but are not limited to:
  • Areas where temperatures are consistent with the presence of moisture
  • Roofing Interior ceilings
  • Interior walls
  • Bathrooms and kitchen
  • Basement and crawlspaces and/or a survey that includes evaluation for
    areas where temperatures are consistent with missing, non-uniformly
    distributed, marginal, or wet thermal insulation.
  • An evaluation of the overall building envelope including air infiltration and
    heating and cooling losses from HVAC systems and/or areas where
    temperatures are consistent with the overheating of electrical related
    components.
  • Infrared Thermography Inspection For electrical systems an infrared thermography inspection with a written report of the following electrical equipment must be provided as applicable or as otherwise indicated below: disconnects, , control panels, timers, meter centers, gutters junction boxes, automatic/manual transfer switches, exhaust fans and transformers. The infrared inspection of electrical equipment shall be performed by a certified infrared thermographer who is qualified and trained to recognize and document thermal anomalies in electrical systems and possesses experience inspecting electrical systems associated with commercial buildings.

Infrared Thermography Electrical Inspection

    • Infrared Thermography Inspection for electrical systems operating at 400 amps or greater, with a written report of the following electrical equipment. The infrared inspection of electrical equipment will be performed by a Level-II certified infrared thermographer to recognize and document thermal anomalies in electrical systems.
    • Measure the temperatures and temperature differences or variations of
      the visible, safely and readily accessible areas of the building by means of a
      non-invasive thermal digital imaging camera.
    • Infrared Thermography Inspection for electrical systems and components to be inspected include, but are not limited to:
      • Switchboards
      • Distribution Panels
      • Panelboards
      • Main Service Equipment/Disconnect
      • Gutters

 

10/25/30/40/50/60 Year Building Safety Re-Certification:

  1. Requirements:
      • Please provide a scanned copy of the letter or documentation sent from the city. This letter indicates the time frame you have to submit and all steps for the building safety recertification to your designated city.
      • An information form will be required to be filled by you and sent back in order to verify all the information against city records (fillable PDF form provided).
      • As a new requirement in Miami-Dade County a thermal imaging inspection is required on the main electrical entrance system 400 amps or higher (on the main entrance). This process delays the time frame of the inspection until the thermal inspection is done and any corrections made. There are 2 options for the thermal inspection process:
        • Customer looks and hires the thermal inspection company
        • We schedule a pre-inspection for the thermal inspector to pass by and provide us with a quote and work is done at the same scheduled time. If there are any minor repairs our contractor will take care of those repairs with approval and cost to the customer. The requirements for what need to be thermally inspected vary within type of property (residential or commercial) and number of electrical panels. If electrical panels are 400 amps or higher, an electrician might be required from the customer to be there at the time of inspection to open the panels for inspection and this would also be at the expense of the customer (thermal inspector is rarely qualified to open panels).
      • 10/25/30/40/50/60Year Building Safety Re-Certification is required to have the building inspected for the purpose of determining the general structural condition of the building, the general condition of its electrical systems and any safety issues or concerns.
      • Access is required to the inside of the structure, units, electric rooms, and mechanical rooms at the time of inspection.
      • Complying with smoke detector requirements is the responsibility of the customer as per code. Must ensure devices are present, are fully functional and adequately meet the requirements set forth herein.
      • A representative will need to be present at the time of inspection.
      • If a re-inspection is required and repairs, proper documentation needs to be provided prior to the inspection date.
      • 10/25/30/40/50/60YR Re-Certification report must be clearly identified on the site plan or survey submitted. (FOR MULTI BUILDINGS ONLY)
      • If the property has a seawall then, the seawall must contain railings.
      • We ask for a minimum of 100% of access to all units. We verify within each unit about electrical panels, structure (ceiling, walls, and windows), the closet where the AC and water heater are located, and smoke detectors present inside each unit. (This is for multi-family units, condominiums, etc)
      • Access must be provided to the attic area and roof areas, where present.
      • Customer needs to let us know if the city corresponding to the property requires digital or actual paper submission prior to inspection and be able to let us know which form is requested for the report.
  1. What happens after?
  • After the 10/25/30/40/50/60 YR Re-Certification is performed, we will submit to you the original copies or the digital copies (depending on city and location), you then, will have to go (or submit electronically) to your city’s building department to submit the original reports with an engineer seal.
  • Report turnaround time is 10-14 business days from appointment date (if no repairs are needed).
  • New requirements, in Miami-Dade County, ask for pictures of deficiencies and are included with the final report only.
  • As per customer approval, if we identify deficiencies, we provide you with a letter/guide (not detailed or no pictures) for you to hire the adequate professional for the repairs. This guide or letter of repairs is not the report and should not be submitted to the city in any form. We recommend for someone to take notes at the time of inspection of deficiencies to make it easier for you to correct.
  • If a customer decides to have the final report with deficiencies, this would be the final report and no re-inspection will be provided and the cost of an inspection would be like a new certification. Once the re-inspection period has ended and more than 6 months has passed (in the same year), a new certification would be needed.
  • Additional costs vary on the re-inspection fee which will be determined at the time of recertification, the inspector and the severity of repairs. The re-inspection is limited to 30-60 days from the inspection date and depending on severity of repairs. Once the re-inspection period ends, a new inspection will be required.

 

  1. Items to verify:
  • We don’t verify smoke detectors; we just check if they are present/or not and their current condition. We do not verify if they are hard wired or battery powered. If they are present, we will check the placement of alarms to be in accordance with the adopted NFPA standards 72 and 101 which at a minimum, require units to be no less than 3’ from any fan or AC register, and no more than 12’ nor less than 4’ from the ceiling if mounted on a wall. They must be installed in every sleeping room, in each hallway or area leading to the sleeping rooms on all levels of the property, including basements if present.
  • All electrical and main panels are properly labeled, inside and out.
  • All electrical panel doors must have a door latch when closed.
  • All electrical connections must be adequate and no exposed wires could be present.
  • Electrical room, storage doors should be properly identified if facing exterior or outside.
  • Emergency lights and exit signs must be installed where required and in good working order.
  • Outside lighting for parking is in working order and in compliance with city requirements. (Miami-Dade County only)
  • Make sure that all electrical panels are accessible with a 30” clearance in any direction (front, right and left of panel).
  • As per requirements proper accessibility to any electrical appliance or panel must be present, if we are unable to access a re-inspection will be required.
  • Safety issues could be found at property like: railing, damaged sidewalks, safety rails, unsafe areas or any other issues that could put in harm the safety of people around the property.
  • Structural damage should not be concealed and any prior repairs notified.
  • It’s the customer’s responsibility to verify any open permits, any violations or repairs. The customer is completely responsible for all of these items and any cost involved.

These are the most common deficiencies in buildings and this list is provided to you in order to help you identify and correct prior to us inspecting the property. By any means, we are responsible for any opportunities and items found at the time of inspection. The property owners are not responsible for conducting an evaluation prior to us conducting the inspection. Do not wait until we get there and for us to point to any of the items above.
